Communication

If you have a life change that will impact your living situation, or something is broken and needs repair, or you lost your job and are worried about paying rent on time – whatever it might be, let us know. We’re happy to help or try to work something out, but we can only do that if you communicate with us.

Maintenance

Sometimes things break. When they do, know that we do everything we can to get it fixed quickly and correctly. If it’s an emergency, we’ll have someone out there as soon as possible. If it’s not, we’ll schedule one of our maintenance people to come out promptly. You pay good money for rent. We feel you shouldn’t have broken stuff in your apartment, so please let us know about it!

What is considered a maintenance emergency?

Fortunately, most maintenance issues are not emergencies. For those problems that can wait for a few hours or a day or so, please email your request through your web portal or to team@avempm.com and we’ll respond promptly to get it taken care of.

However, emergencies do happen. Take a minute to look over our maintenance emergency guidelines below and keep them in mind when problems arise.

(In cases of fire, criminal activity or suspicious persons, call 911 immediately!)

Flooding:
If it appears that a pipe or valve has broken, and water is flooding any part of the home, turn off the water valve to the pipe or the main water valve and call our emergency line immediately. Try to contain the water if possible to limit damage to your belongings and the property.

Electricity:
If a switch or outlet begins smoking or sparking, discontinue using it and call our emergency line. If the power to the entire unit goes out (and it’s not a neighborhood-wide issue), call the emergency line as well.

Heat:
If your heat goes out, contact our emergency line.

Gas:
If you smell gas, shut off the gas valve, leave the apartment and call the gas company immediately. Do not use your phone in the apartment, as it can cause a spark that could ignite the gas.
